Why Philippine numbers are tighter

Local floors run denser than the global average. BPO layouts here sit at 4 to 5 sqm per seat where the global figure is nearer 12. An imported calculator will overstate what you need and push you into a lease you did not have to sign.

Seats are not the same as headcount

If you run two shifts, two people share one desk, so a 100-person operation may only need 50 seats. That single distinction is the difference between 300 and 600 sqm, and it is the most common mistake in a first requirement.

What the rate does not include

The quoted rate covers the space alone. Common area dues are billed monthly on top, 12 percent VAT applies once the lessor passes ₱3 million in annual receipts, and an escalation clause raises the rate every year. Budget three to six months of rent in cash before handover.
